Serfaus or Fiss: Where to Stay with Children
A village-level guide to Serfaus and Fiss for families who already know the plateau is the right Austrian resort and now need a base.

Serfaus and Fiss sit on the same high Tyrolean plateau, and families often book “Serfaus-Fiss-Ladis” as if it were one street. It is not. The area is already on the shortlist in the best family ski resorts in Austria and in Tyrol chalet holidays. This page only answers the next question: which village.
Serfaus or Fiss at a glance
| Question | Serfaus | Fiss |
|---|---|---|
| Feel | The famous family centre, largely traffic-free | A linked village with a slightly easier pace |
| Getting around | An underground village railway connects the centre | A more ordinary village layout, still ski-focused |
| Lessons | Excellent family provision when the meeting point is close | The same mountain, so the chalet-to-school walk is the test |
| Evenings | Busier, and in demand in the holidays | Often the quieter dinner |
| Booking risk | Paying for the name and sleeping on the wrong side of it | Assuming Fiss is a budget Serfaus without checking the lift |
The same mountain, two mornings
The plateau is known for children’s areas, ski schools and skiing that more than one ability can share. That reputation belongs to the area. Your morning belongs to one village.
Serfaus keeps cars out of much of the centre and moves people on the Dorfbahn, the little underground line. It is a real convenience with pushchairs and tired children, and it is the detail visitors remember. It also means the arrival, with a week’s luggage, needs a plan. A chalet “in Serfaus” that sits outside that easy circuit is a different product from a chalet above the railway.
Fiss shares the skiing and skips some of the ceremony. Families who want the plateau and a calmer evening often land here, provided the Schönjoch side, or whichever lift the school is using, is a short walk from the door. Do not assume Fiss is automatically the cheaper week. Compare the same dates and the same bedroom count. A saving that adds a bus to every lesson is not a saving.
Ladis
Ladis is the third village, lower and quieter, and it can be a pleasant place to stay. It has no resort page on this site. Mention it so a map makes sense. Book Serfaus or Fiss, where you can see the chalets we actually sell.
Lessons, childcare and the door
Ask the school where the class meets, what time it finishes, and whether lunch is their problem or yours. Then stand the chalet on that answer.
Serfaus wins when the children are small and the traffic-free centre is worth the holiday’s popularity. Fiss wins when the group wants the same skiing with a little less bustle, and the listing shows a credible route to the lift. Neither village fixes a property with too few bathrooms. If several families are sharing, read how to choose a chalet for a large group.
School-holiday weeks are busy in both villages. Search early, and use the half-term ski page for that seasonal trip rather than expecting this article to rank the February weeks.
Who should book which
Choose Serfaus for the car-free family centre and the underground link, and pay attention to where the chalet sits relative to it. Choose Fiss when that centre is more fame than you need and the lift from Fiss suits the lessons. Then compare the two searches on the same dates.
Frequently asked questions
Is Serfaus or Fiss better for children?
Both are set up for family skiing on the same high plateau. Serfaus has the better-known car-free centre and the underground village railway. Fiss is often the calmer booking if you want a slightly quieter evening and you have checked the lift from that chalet. The ski school meeting point decides it.
Are Serfaus and Fiss the same resort?
They are linked, together with Ladis, and they are not the same village. You can ski between them. You still want the chalet, the lessons and the bakery in a routine you can repeat at 8.30am.
Should you stay in Ladis?
Ladis is the quieter, lower village of the three. ChaletAway does not have a Ladis resort page, so this guide does not recommend it as a booking base. Compare Serfaus and Fiss, which you can search.
Which is better in the school holidays?
Both are popular in UK school holidays, and convenient chalets go early. The half-term landing page is the place for that seasonal search. This article only chooses the village.
Do you need a car?
Many families manage without one once they are in the right village. Serfaus limits traffic in the centre, which is part of the appeal and a reason to confirm how you arrive with luggage. A car is more useful for the airport day than for the lesson day.
